Transparency is the first sign of independence. My income is drawn from your fees alone, at the rates set out here. That is what makes it possible to publish them, in full, on a single page. Four chronological phases, each with a base fee for an apartment up to 90 m² and a per-square-metre supplement above that line. Each phase is invoiced on its own. You pay for what you retain, and only for that.
The amounts published below are indicative and to be fixed in the signed mandate. All fees are quoted excluding VAT.
Phase I — Diagnostic, before purchase

I visit the apartment, read the co-ownership rules, the three most recent minutes, the technical diagnostics and the surface certificate. I cost the likely works to a defensible range. Photos are dated and commented. You receive a four to six page note within five working days, and a single recommendation: go, go with conditions, or do not go. This read stands on its own.

If you retain a buyer’s agent, I write the brief they will work from: criteria, thresholds, neighbourhoods in and out, the apartment type we are looking for and the one we are setting aside. I hand you an empty comparison grid to fill as properties come in, and I hold a monthly call with your agent for the duration of the search. The agent is chosen and paid by you directly; the fee flows between the two of you alone. Reading properties they present is billed separately at the Phase I rate.

Phase III — Works oversight

The heart of the mandate. I propose one or more architects or general contractors I know professionally; you select and contract with them directly. I read every quote line by line. I walk the site each week and photograph it. Each week, the site journal reaches you: dated images, decisions pending, discrepancies flagged to the design authority, budget consumed. I represent you in site meetings when mandated, and I forward to you for signature any document the design authority hands me for you. Trade coordination remains with the design authority; my AMOA work is to read, to report, to verify, to flag.
Worked example — 130 m² apartment: €4,500 + (40 × €50) = €6,500 per month.
Half-rate clause on overrun: should the mandate run past its target duration without client fault, the monthly invoice drops automatically to €2,250 from the first month of overrun, and until every reservation is lifted. That clause aligns my interests with the schedule.
Phase IV — Reception & one-year warranty

Handover day and the week that follows. I run the technical tests — water, electricity, internet, heating, ventilation — check the delivered equipment against the signed quotes, and prepare the pre-handover synthesis: a structured note, room by room, on which the official handover report is then signed by you with your design authority. You receive the bilingual user file: manuals, warranties, contacts of the design authority and the trades, as-built plans. These documents are issued by the trades and by the design authority where one is appointed; my work is to collect, check and present them, not to author them. I activate utility subscriptions with you. For the year that follows, I track the reservations to completion. Concierge work belongs to a concierge you may retain separately.

Start with a patrimonial readFixed packages, invoiced once on the first fee call of the Phase III mandate. The half-rate clause on overrun applies to the monthly base, not to these packages.

Heavy structural works — load-bearing walls, floor reinforcement, vertical extension — sit with the design authority and its engineering offices, not with a client-side AMOA mandate. When such interventions are part of a project, my Phase III mandate covers the usual client-side work and structural liability remains entirely with the design authority. That division of labour is what keeps my position independent.
The independence charter
« I take no commission, rebate, gift, expense allowance, percentage or benefit in kind from any contractor, works company, architect, decorator, engineering office, works broker, mortgage broker, insurer, notary, estate agent, or any other party intervening on your project. My income is made up entirely of the fees you pay me, at the rates published on this site. I hold no equity, no participation, no declared family link with any works company or property transaction firm in Paris. This commitment is verifiable. It is written into the mandate I submit to you. Its breach triggers full restitution of the fees received. »
