Everything that follows — a works oversight mandate, a search brief — is a separate decision, taken later, at the fees published on this site.

A reply reaches you within 48 hours, written from my own inbox. It proposes two or three dates for the visit and a short checklist of documents I will request from you or from the listing agent: the diagnostics, the surface certificate, the most recent co-ownership minutes where available. That reply carries my hand and my signature, as every later one will.
Once a date is confirmed, the €1,200 fee is payable at booking, by bank transfer or card. The visit is then scheduled at the time agreed, and a morning is set aside in the apartment with a half-day in its documents afterwards.
Within five working days of the visit, the written note arrives in English or French, whichever you prefer. It runs four to six pages, closes on a single recommendation — go, go with conditions, or do not go — and carries no implication beyond that page.
